Jul 07, 2008 by DavidWhat a beautiful 4th of July weekend we just had. Amazing weather, and more people in town than I remember seeing in a long time. If I hadn't nearly broken my back last Monday night playing tennis, and been relegated to icing my back hourly and praying for the numbness in my foot to go away, I might have actually enjoyed the weekend! I haven't yet seen the market numbers from the weekend, but I'll bet there were a handful of contracts written on lakefront and lake access properties. One price range that is particularly struggling right now is the $300,000 to $700,000 range. That range makes up the entry level lake access properties, as well as many lakefront condominiums. There are several values in that range, including two lake access listings I have in Summer Haven and the Loch Vista Club, as well as two Abbey Springs condominiums I have listed at $369k. This market is sluggish, and I can only assume it's because buyers think they're waiting out these sellers. Buyers can wait as long as they wish, but low interest rates, ample inventory, and relatively motivated sellers in this price range won't last forever. Besides, if this segment of the market would get a little more motivated, more families could have spent this glorious weekend the way that I did. Lounging on my boat and soaking in the sun. Oh, and they probably would have been sans the ice pack on their lower back. Call me, and we'll go out looking for the perfect vacation home for you and your family. I might limp a little, but I can still help you identify true value in this market!
