  • Welcome to my blog, herein after referred to as "column". I'm David Curry, I sell real estate for Geneva Lakefront Realty in Williams Bay. I write this column to help educate and entertain the Lake Geneva home buyer and seller. I write because I enjoy it, and contrary to what you may think, I do not toil away day and night writing and rewriting posts for this column. I spend about 30 minutes a day doing this, and although other companies may have to enlist a team of 30 people to write this sort of blog, I'm a fast thinker and an even faster typer. I'm not a rosy optimist or a disgruntled pessimist, I'm a market realist. I will always attempt to back up my opinions with solid statistics and historical perspective. Following this column is hands down the best way to learn about this market with out having to sit in the back of a Realtors car. Abbey Springs Market Update

People, so I hear, like country clubs. As social and blabber mouthed as I am, I actually do not like country clubs. It's not that I don't like them, I just don't really have any use for them. I have my hobbies and my desires, and there is very little room in my life for country club-ing. I do have room for bugging clients who aren't using the vacation homes they just bought because they spend some weekends at their country club's pool. This irritates me, and it also makes me more appreciative of Abbey Springs. For those seeking a country club environment at Lake Geneva without the onerous expense of traditional country club settings, Abbey Springs couldn't be a better fit.

I've written recently about the solid year that Abbey Springs is experiencing. There is little doubt that the increased activity this year is a result of the thoroughly expensive improvements that the association made to their grounds and amenities during 2008 and into 2009. With ten year to date sales, activity has slowed some during the last month, but there's reason to believe the year will still be on par with 2009's market defying pace of 17 total sales. Sales activity at the lake usually slows during the prime summer months, which is something that many sellers don't understand. Look at it like this- if you're you, and I'm me, and it's 84 and sunny outside, do you really want to ride around in the back seat of my car all day? That was a trick question, with the answer being that you'd obviously drive around in a car all day if it meant a chance at securing a Lake Geneva vacation home that you could enjoy on countless summer days to follow. But, most buyers don't agree, so most people choose sun and fun over the back seat of my car.

I listed a new property in Abbey Springs this week, and I decided that you should probably know about it. The house is a classic chalet on the outside, and sports a decidedly comfortable vacation home feel on the inside. The current owner renovated many interior features, with new bathrooms (really nice), flooring, painting, and fixtures. It's a charming house, and the location (125 Saint Andrews Trail) is about as private is you can get inside of Abbey Springs. Priced at $569,900, it's right in line with recent sales, and can be bought for prices similar to what people would pay for a condominium unit here.

It's not so much the housing that makes buyers want to buy in Abbey Springs, it's the robust number- and quality- of amenities. I took these photos yesterday, and it's plain to see that there's plenty to do at Abbey Springs. If you're into the country club thing, just hang out at the pool and stop into the grill room for a bite to eat. Or play tennis on the Har-Tru tennis courts, because Lord knows your backhand is pretty atrocious. If you're more into the Lake Geneva end of things, as I am, take the golf cart down to the water and hang out at the beach or on the pier. Hunger is easily satiated there too, as the Yacht Club features a full restaurant (evenings), and Below Deck features burgers and salads and snack fare. If it's raining, which it hardly ever does here (I swear), you can use the indoor pool, exercise facilities, racquet ball court, or again, just sit and eat somewhere. The 18 hole golf course is one of the most topographically challenging courses you'll ever play, which is my way of saying it's hilly. Hilly and beautiful. Golf isn't included in your monthly association dues, but it is available on a per round basis, or you can buy an annual pass.

Whatever your hobby and whatever your ideal vacation looks like, chances are Abbey Springs has you covered. With this new listing priced at $569k with monthly association fees of just $325 per month, there's at least one good property available.
